By reducing future liability (debts) they may open themselves up to additional lines of credit.

Kind of like your personal credit. If you want to buy a home but you're over extended, say you have a vehicle payment that just puts you over the top you may not be able to afford, on paper, the home. So credit won't be offered. But if you pay off some of your current debt faster, you'll have a much more balanced portfolio and will be able to get a loan for that house.
